Lucianna O’Neill Associate Solicitor | Real Estate Team

Expertise

I specialise in landlord and tenant work, alongside wider commercial and residential property matters.

Within the landlord and tenant sphere, I advise across the full lifecycle of occupational arrangements. This includes new leases for offices, industrial units and retail premises, lease renewals, licences to assign and underlet, licences for alterations, and deeds of surrender.

I handle sales and purchases of both commercial and residential property, advise on insolvency‑related property matters, and act on both statutory and non‑statutory lease extensions.

I also have experience with auction transactions, guiding clients through pre‑auction due diligence, auction pack preparation and post‑auction completion. This ensures risks are identified early and managed effectively.

Throughout each transaction, I work closely with agents, surveyors and lenders to deliver smooth, coordinated execution. My client‑focused approach is built on clear communication, early identification of issues and practical recommendations aligned with each client’s objectives. I am committed to delivering exceptional client care and a genuinely bespoke service that reflects each client’s individual needs and commercial drivers.
