EXPERTISE

I deal with all aspects of non-contentious commercial property work and have particular expertise in landlord and tenant matters, acquisitions and disposals, and asset management in the industrial, office, retail and investment sectors. I trained and practised at two international law firms before moving to work locally in 2017 and am used to dealing with a wide range of businesses from individuals and SMEs to national and international leaders.

My experience has given me first-rate legal knowledge, a strong commercial outlook and down-to-earth communication skills – I love bringing these to my work at SA Law, where I enjoy getting to know my clients and working alongside them to meet their objectives.

KEY EXPERIENCE

  • Disposed of a multi-million-pound investment property in St Albans consisting of an occupied commercial unit and eight residential tenancies. Preparing a comprehensive sales pack and dealing with enquiries and documentation efficiently ensured a smooth transition for occupants and swift realisation of funds for the client.
  • Acted on the grant of a headlease and two simultaneous sublettings with a total annual rent of over £600,000 pax. All leases were completed simultaneously, securing a significant, stable income for the client at the same time as acquiring the property.
  • Structured the sale of a mixed-use property to allow the client to dispose of the lower floors subject to an occupational lease but retain the upper storeys for future development. The insertion of a new intermediate long lease enabled my client to retain the freehold and development potential of the building whilst maximising value from the disposal.
  • Distilled the relevant terms of a complex national project lease of all railway arches in the UK during negotiations in a contested lease renewal of a highly bespoke property under court directions. Identifying the inconsistencies of the project lease with the client’s existing terms and statutory rights facilitated resistance of the landlord’s attempt to manoeuvre the client into a detrimental position.
  • Advised a client on its right to assign the benefit of an overage agreement of development land following its disposal thus enabling the client to continue with its business restructure without impediment.
  • Asset management for PHS’s national property portfolio.
